TYPICAL RESPONSIBILITIES
This position requires regular interaction and communication with the KV Board regarding all matters relating to ongoing issues and projects. He/she will assess situations and make recommendations to the Board for current and future improvements and projects.
Ongoing communication with homeowners, rental agents and local agencies regarding issues that arise.
Responsible for maintaining the budget as well as other accounting functions such as payments, petty cash, etc.
Conducts inspections and maintains all common areas including buildings, parking lots, walkways, tennis courts and pools. Also includes landscaping, irrigation and repairs of same.
This person will assign and interface with Contractors and Vendors to evaluate price quotes, oversee work and approve invoices.
Manage a staff of two in addition to seasonal workers during the summer (pool staff). Prioritizes and plans work, schedules employees and subcontractors.
Regular maintenance of vehicles, snow removal equipment and power equipment.
Responsible for snow removal (24 hours) operation of loader, pickup trucks, skid steer tractor and snow blowers.
Attend local board meetings (TRPA, NTPUD, Placer County Board of Supervisors) to keep
up on arising local issues.
Responsible for the recruitment of employees and subcontractors.
REQUIREMENTS
7+ years of experience of a combination of maintenance, carpentry, electrician, construction or a related field.
Experience managing in a multi unit housing unit/apartment maintenance highly desirable.
Background with estimating projects as well as reviewing and selection of onsite contractors.
Previous supervisory experience is essential.
Ability to be on call and work 24/7 if necessary – weekends and extended hours.
Working knowledge of plumbing, electrical, carpentry, appliances is a plus.
Ability to lift 75 lbs.
Strong interpersonal skills and the ability to communicate effectively as well as diffuse conflict.
Excellent organizational skills and the ability to multitask.

Kingswood Village is located in Kings Beach, California and is located off Highway 267 which is approximately 1 mile north of the Tahoe shoreline. We are currently in search of a Property Manager to manage this complex. It encompasses 26 acres of land and has 238 condominium units and is one of the best kept complexes in Lake Tahoe. We are looking for candidates who are very familiar with the Tahoe area and the ever changing conditions and challenges that this position has. Typical responsibilities will include managing and maintaining all common areas of this multi-unit property as well as frequent interaction with the Board President/Directors and homeowners. Ideal candidates will be able to balance attention to detail and quality while meeting the demands of project deadlines and the conditions of harsh winters. The Kingswood Village Property Manager will be ultimately responsible for the oversight and successful completion of snow removal, grounds maintenance and other regular and special projects. This position reports to the President of the KV Board of Directors
